What drives the price
- Plumbing run — closer to existing pipework = cheaper. Adding an en-suite next to an existing bathroom is the cheapest option (shared waste stack). Adding one on the opposite side of the house can add £1,500–£3,500 to the plumbing alone.
- Stealing space — converting a corner of the bedroom is cheap (just stud walls). Stealing from the landing is moderate (corridor reconfig). Pushing into a chimney breast or alcove is dependent on what's there.
- Sanitaryware spec — basic suites £400–£800. Mid-range £800–£2,000. Designer £2,000–£6,000+.
