Roof type

Polycarbonate is cheapest. Glass roof adds 15–25%. Solid roof (tiled or panel) adds 25–45% but is the difference between "summer room" and "year-round habitable room".

Glazing

Standard double glazing is included. Triple glazing adds 8–15%. Solar control glass (reduces overheating in summer) adds 5–10%. Self-cleaning glass adds 5–8%.

Frame material

UPVC is cheapest. Aluminium adds 15–25% and gives you slimmer profiles + a more modern look. Hardwood timber adds 30–50% and is rare except in heritage settings.

Base / foundations

If you have a level patio you can build off, base cost is minimal. If you need to dig footings, lay concrete and tank for damp, base alone is £1,500–£3,500 depending on size.
